- Building or remodeling can be a frustrating, time consuming effort for an owner.
- While most contractors are honest, hard working people who want to do the best job possible for their customers, when it comes to the crunch making a decision, often that decision will be based on what’s best for the contractor.
- Other than what is set forth in his contract, a contractor has no fiduciary responsibility
to the owner other than completion of the job, payment of subcontractors and material
suppliers, and adjustments during the statutory one-
year warranty period.
- A contractor may offer to “take care of everything” but often they are too busy to attend to the small deails. The paperwork alone can be a nightmare.
What we do.
We assist owners in all phases of the construction process. We can assemble a design team. We can assist in putting the job out for bid and evaluating bids. We can help in reviewing contracts and conditions. We track liability insurance and workers compensation issues. We provide quality control. We process lender documents and pay applications. We keep you protected from claims under Florida’s Lien Law.
How are we paid?
We are paid on an hourly basis, a task basis, or a complete job contract at rates that are about half what a General Contractor’s project manager is paid.
